| Description: | Answer questions from members on residential real estate loans and rates in person and over the phone. Analyzes a member's needs and advises them on the loan program(s) that will best meet their needs. Gathers and analyzes financial information on members for the purpose of determining qualifying status for mortgage loans. Provides member with application, conducts loan interview, obtains additional information as needed, prepares complete loan application packages and necessary documentation. Conveys policies for extension of credit in accordance with Credit Union guidelines. Collate, review and verify loan documents for accuracy for real estate transactions. Ensures loans are processed in accordance with established guidelines, policies, procedures, rules, regulations and credit union service standards. |
| Duties: | As a Mortgage Processor, you will be responsible assiting members through the complete mortgage process by performing the following:
� Interview member and assist them with the loan application process. Analyzes a member's needs and advises them on the loan programs that will best meet their needs. Review residential loan application files to verify that application data is complete and meets credit union standards, including type and amount of mortgage, borrower assets, liabilities, length of employment, and debt ratios; recommends that loans not meeting standards be denied.
� Orders, obtains and verifies all required information including but not limited to property abstract, survey, appraisal, title and flood; employment, deposit accounts and credit report to determine credit worthiness based on industry standards for collateral/equity value.
� Resolves loan application problems. Assists applicants with addressing credit report problems, low appraisals, low salary levels, and high debt ratios.
� Reviews information for completeness and accuracy. Clarifies missing or questionable information. Follows up with outside sources of outstanding documents. Ensures all necessary items are available for underwriting. Tracks development of information to ensure compliance with underwriting guidelines. Resolves conditions of underwriting. Submits loans for final approval.
� Prepares loan application forms; submits mortgage loan application files for underwriting approval.
� Communicates status of loans to buyer, seller, realtor, and title company.
� Prepares closing package, researching and resolving all items in the closing package to ensure closing process is on-time and documentation is complete and accurate. Checks current PR, appraisal, and interest rate lock. Obtains records for homeowner's insurance and flood certification.

| Qualifications: | Some College preferred.
Two plus years of mortgage processing or an equivalent combination of education and experience.
Thorough understanding of mortgage loan processing functions including FHA, VA, FNMA and Freddie Mac, guidelines and procedures and conventional lending. Thorough knowledge of mortgage related requirements, policies, procedures, rules, regulations and underwriting criteria. Exceptional research, analytical and problem solving skills and proficiency with Point, DU/LP, Microsoft Office and the internet required. Excellent writing, speaking, presentation and overall communication skills. Ability to interact effectively in group and individual settings within and outside the credit union.
Demonstrated proficiency in organizing and prioritizing work to meet deadlines.
